House Rules Villa Moinhos Da Costa

General Requirements

  • Guests must comply with all house rules, local bylaws, and instructions from the owner, manager, or security services.

  • Any issues or concerns must be reported to the owner or manager.

  • Smoking is strictly prohibited inside the house. Smoking is only permitted outdoors.

Number of Guests & Visitors

  • Maximum occupancy: 10 guests, including children.

  • Visitor numbers must not interfere with the enjoyment of the property and must comply with all house rules.

  • External service providers or unregistered visitors are not permitted without prior authorization from management.

Noise & Behavior

  • Quiet hours: 10:00 PM – 8:00 AM.

  • Excessive noise is prohibited and may result in immediate eviction, loss of rental payment, and charges deducted from the security deposit.

  • Guests and visitors must avoid antisocial behavior and respect neighbors and the local community.

  • Note: This is not a party house. Parties and events are strictly prohibited.

Visitors

  • Guests are responsible for ensuring visitor numbers remain within permitted limits.

  • Guests must ensure visitors comply with these house rules.

Furniture & Items

  • Furniture and items must not be removed from the property.

Access & Parking

  • Guests have access to private outdoor parking.

  • The indoor garage is private and not available for guest use.

  • The exterior gate must remain closed at all times.

  • Do not block neighboring properties or park in front of garage gates.

  • Charging electric vehicles on the property is not permitted (for safety reasons and to prevent electrical overload).

Security

  • When leaving the property, all windows and doors must be closed to ensure safety and avoid weather damage.

  • Failure to follow these rules is a violation of the terms of occupancy.

  • The owner and manager reserve the right to terminate the stay and remove any guest or visitor who fails to comply or causes a disturbance.

Pool & Sauna

  • Shower before using the pool.

  • No glasses, alcohol, or pets are allowed in or around the pool.

  • Unsafe or unhygienic behavior (e.g., spitting, splashing, urinating) is strictly prohibited.

  • Children under 18 must always be supervised by an adult.

  • The pool is serviced weekly by a specialist; use is at the guests’ responsibility.

  • Sauna hours: 9:00 AM – 12:00 PM and 5:00 PM – 8:00 PM.

  • A towel must be used inside the sauna for hygiene reasons.

Pet Policy

  • Pets are not allowed inside the property.

Damage & Breakages

  • Any damage or breakages must be reported immediately to the owner or manager.

Check-Out Requirements

Before leaving, guests must:

  • Remove all trash.

  • Empty the fridge, freezer, and dishwasher.

  • Ensure all windows and doors are closed and the air conditioning is turned off.

  • Leave keys and the gate remote in the designated location.

Compliance

  • Breaching these rules is a violation of the terms of occupancy.

  • The owner and manager reserve the right to terminate the stay and remove any guest or visitor who fails to comply or causes a disturbance.
