Terms & Conditions

These Terms & Conditions outline the agreement between Amazing Portugal Holiday Homes (“we,” “our,” or “us”) and our guests (“you”) when booking and staying at one of our properties. By confirming a reservation, you agree to these terms.


1. Booking & Payment

  • A deposit is required at the time of booking to secure your stay. The remaining balance must be paid before arrival (details provided at the time of booking).

  • Reservations made through platforms (Airbnb, Booking.com, etc.) are subject to their payment and cancellation policies.


2. Security Deposit

  • A refundable security deposit may be required for direct bookings. This will be refunded after check-out, provided no damage, missing items, or violations of house rules are found.


3. Cancellation Policy

  • Cancellations made more than 30 days before arrival: full refund.

  • Cancellations made within 30 days of arrival: deposit is non-refundable.

  • For bookings made via online platforms, the platform’s cancellation policy applies.


4. Check-in & Check-out

  • Check-in: from 4:00 PM

  • Check-out: by 10:00 AM

  • Early check-in and late check-out may be available upon request and subject to availability (extra charges may apply).


5. Occupancy & Guests

  • Each property has a maximum occupancy limit (e.g., Vista da Foz Homes: sleeps 6, Villa Moinhos da Costa: sleeps 10). This must not be exceeded.

  • Only registered guests are permitted to stay overnight.

  • Day visitors are welcome but must not interfere with the enjoyment of the property or community.

  • The presence of unregistered visitors or external service providers is not allowed without prior approval from management.


6. House Rules

  • Smoking: Not permitted inside the property. Smoking is only allowed outside.

  • Pets: Pets are not allowed inside the property.

  • Noise: Quiet hours are from 10:00 PM to 8:00 AM. Please respect neighbors and the community. Excessive noise or antisocial behavior may result in termination of stay without refund.

  • Parties & Events: Strictly prohibited.


7. Facilities Use

  • The pool and, where applicable, the sauna must be used responsibly and according to posted guidelines.

  • Pool: Guests must shower before use. No glasses, alcohol, pets, or unhygienic behavior (e.g., spitting, urinating). Children must always be supervised. The pool is serviced weekly but remains the guests’ responsibility during their stay.

  • Sauna: Available only between 9:00 AM–12:00 PM and 5:00 PM–8:00 PM. A towel must be used for hygiene.

  • Guests use all facilities (pool, sauna, balconies, etc.) at their own risk.


8. Access & Parking

  • Guests may use outdoor parking spaces.

  • The indoor garage is private and not accessible to guests.

  • Do not block access to neighboring properties or garage gates.

  • For safety reasons, charging electric vehicles on the property is not permitted.


9. Cleaning & Check-out

  • The property will be prepared and cleaned prior to arrival.

  • Guests must leave the property in a reasonable condition, including:

    • Removing all trash

    • Emptying the fridge, freezer, and dishwasher

    • Closing all windows and doors

    • Ensuring air conditioning is turned off

    • Leaving keys and remote controls in the designated location

  • A cleaning fee may apply (details at booking).


10. Damage & Liability

  • Any damage or breakages must be reported immediately.

  • Guests are responsible for damages, breakages, or missing items. Costs may be deducted from the security deposit or charged separately.

  • We are not liable for accidents, injuries, or illnesses that occur during your stay, nor for the loss of personal belongings or valuables.


11. Legal & Compliance

  • Our properties are registered under the Portuguese Alojamento Local (AL) system and comply with all legal requirements.

  • By law, we must collect guest identification details for the Portuguese Immigration & Borders Service (SEF).

  • Local tourist taxes, if applicable, will be communicated at booking.


12. Contact & Emergencies

  • For assistance during your stay, please contact your host directly.

  • Emergency services in Portugal: 112.

  • A first aid kit is available in the property.
